Cross-border property credit — in development
A clearer path to property financing in Colombia.
LoanColombia is developing a property-financing platform for international buyers, with bilingual guidance and a planned disciplined property underwriting process.
Nothing on this site is an offer of credit, a commitment to lend, or an approval. Submitting an inquiry starts a conversation only.
Bilingual from the first message
The planned service would operate in English and Spanish across documents, calls and written terms, so nothing important is lost in translation.
Disciplined underwriting, by design
The intended process would combine independent valuation, title study and a documented credit review. No automated approvals and no pre-advertised rates.
Honest about what is not built
We publish our prelaunch status plainly. Where something is not formed, approved, connected or authorized, this site says so.
How it works
What the planned process would look like
Every step below describes an intended future process. None of it is available yet, and each step would be conditional on documentation, third-party reports and applicable law.
- 01
Preliminary inquiry
You would share your goals, target city and approximate budget. We would respond in English or Spanish with a plain explanation of what we could and could not consider.
- 02
Financial review
A planned review of income, assets, obligations and the intended use of the property. Residency and borrowing currency would be evaluated individually.
- 03
Independent valuation
An intended independent appraisal of the property by a qualified valuer, arranged separately from the buyer and the seller.
- 04
Title and legal review
A planned title study through Colombian counsel, including registry history, liens, encumbrances and the feasibility of registering security.
- 05
Conditional terms and closing
Any terms would be conditional and issued in writing only. Closing would occur before a Colombian notary with security recorded in the applicable registry.
- 06
Servicing
A planned servicing process covering statements, payment records, taxes and insurance monitoring, and a bilingual point of contact.

Residency and borrowing currency
Country of residence, income currency and the currency in which any loan could be denominated would be evaluated individually. Cross-border lending, exchange-control documentation and tax treatment differ by situation, and no single answer applies to everyone.
We do not publish interest rates, loan-to-value limits, amounts, terms or approval criteria, because no lending program has been authorized, funded or launched. Any figure quoted to you in the future would be conditional and in writing.
